This formbook offers an array of state-of-the-art lease forms that you can use to tailor for a particular transaction. Chapters begin with an introduction to the type of lease--office leases, retail leases, industrial and warehouse leases, specialized leases, and lease-related documents--noting areas to consider and ways to work with your client when modifying forms to fit the specific deal at hand. Each lease form is preceded by a brief description summarizing the context in which it can be used, to what party the form is oriented, and any special features. Expert commentary is woven into the text of the form to clarify and explain why each provision is important from the landlord's and/or the tenant's perspective.
Forms are replete with commentary, provision after provision, form after form. Active practitioners provide practical, negotiation-oriented comments to almost every form in the book. In many instances, the commentary provides alternative lease terms to accommodate the opposite party to which the lease is oriented. This expanded edition features a total of 27 forms: 21 lease forms in the first four chapters plus six lease-related documents in chapter five. Of these, 13 are printed in the in the book and on the included CD-ROM, while 14 appear on the CD-ROM only, providing you with a library of expert forms and commentary. All forms are provided in an easily read PDF format with included commentary and in Microsoft Word�� without commentary ready to be customized to your needs. Use the standard "find" feature to search for particular phrases in a form lease.
In addition to revisions to many of the lease forms from the prior edition, there are two new forms in this edition (Medical Office Lease Agreement and Telecommunications License Agreement), and an entirely new chapter on lease-related documents that includes these forms:
