    A lawyer drafting a commercial lease must cover more than just the rent and the term. After all, the landlord is handing over its property to the tenant and expecting the tenant to take care of it, the tenant is in many cases (not always) expecting the landlord to provide services to support its occupancy, and both parties are concerned about who's responsible for accidents.

    In this presentation, the current and former Chairs of the Leasing Group will provide basic information and drafting tips on major lease provisions that need to be addressed in all leases, including the following:

    ·         The Tenant's use – whether it will be broad or limited;

    ·         Which party is responsible for complying with laws;

    ·         Utilities and other building services, and who's providing them;

    ·         The parties' ongoing maintenance, repair, and alteration rights and obligations;

    ·         Premises liability, insurance, and indemnity risk allocations;

    ·         Securing the tenant's (and the landlord's) performance; and

    ·         The parties' respective default remedies.
